How much will my home cost per sqm?

We pride ourselves on taking a thorough and detailed approach to our builds which makes this question a tricky one. Influencing factors such as specification selection and type of materials for your build, changes to the design etc. mean that a sqm rate estimate can create a misleading number until we have a solid understanding of your requirements.

Can you offer a fixed price contract for lending approval?

This is a common question, and one we understand is key to us working in partnership to create your home. Whilst our contracts are fixed as soon as your house build begins, we can review each case to help ensure you have the information you need to secure your lending. So in short, yes we can offer a fixed price contract, as long as we have agreed timeframes and conditions to the contract are met.

 

How long should I expect to wait to get my pricing back?

It’s vital we get this bit right! As such we allow approximately two weeks to get this pricing to you after finalising your plan.

 

What are PC Sums and are they realistic?

A PC Sum, or Prime Cost Sum, is an estimated value or values put in the contract for products or services where the exact cost is not yet known when starting pricing.  They are used to allow a contract price to be established in advance of all items being chosen or quotes gathered.

Due to the volume of builds we deliver we have a very good handle on costs and we review our PC sums regularly to ensure they are reflective of current market rates.

 

I love the home design for my House and Land package, but I would like to make some changes. Is this possible?

Yes! Depending on timing you can make some changes. We have a selection of fixed price upgrades which mean you can put your touch on some elements of your home. These include but not limited to your colours, door styles, handles, appliances, tiles, underlay etc.

 

How can I see all of the product options available for my build?

Your building consultant will work with you to ensure you are aware of all your product options or where to go to see, touch and feel them.  Most of our regions have a selection centre where you can view our standard product range, our show homes or we have great relationships with our key suppliers who are more than happy to assist you at their showrooms.

 

Will I be able to meet with the designer drawing my house plans?

Yes, we can organise a face-to-face meeting however we can also facilitate an online meeting if required using Teams or Zoom. Check with your Building Consultant to see what option works best

 

How long does it take to complete working drawings to submit to council?

This varies depending on the complexity of your design and all necessary detail having been collected, agreed, and signed off.  Your Building Consultant is best placed to provide this information as you are working through the sales process.

 

Can we supply and/or install some products within the build?

Yes, we can work with you through the process for what we call “Owner Supplied” items.  Products and services however will need to be approved to ensure they meet the requirements of the building code and supply does not hold up the build program.

 

Are there cost penalties if I change things after signing a contract?

These changes are called “Variations” and will alter the original cost shown on the signed contract.  We will work closely with you to ensure you are aware of and accept any cost implications that variations may incur before proceeding. We do not charge penalties, the variation reflects the cost of the change at the stage of the process.

 

How long will it take from sign off until handover?

Again, this will depend on the size and complexity of your build, but as a guideline, a build takes approx six months and could be up to 9 months depending on the home

 

Once we get building consent, how quickly can you start building our house?

As soon as possible after your building consent is issued, we will be in touch to let you know the next steps and expected timelines. We will also discuss the timelines with you before you sign your contract, so you have all the information needed to make a decision.

 

Are the people building our house sub-contractors?

They are contractors to Classic Builders, some of whom have worked with Classic for over 15 years. We view them as part of our team and having strong build partner relationships is crucial

Yes. Everyone wants to optimise their land these days for so many reasons. You may be working from home and need additional space for this or have a growing family. What does the Classic Builders warranty cover?  

Classic Builders offers a 10-year Build Warranty, which is a 10-year structural warranty along with a 24 month defects and workmanship warranty, both effective from the settlement date. Classic Builders warranties reflects the pride the business has in standing behind our product.
